
Selling a home is a major financial decision, and the agent you hire should do more than put the property in the MLS and wait for something to happen. I have spent more than 20 years helping homeowners throughout Charlotte and the surrounding communities sell their homes, and my approach is personal, practical, and built around helping you make good decisions from the first conversation through closing. When you hire me, you work directly with me throughout the transaction. I remain personally involved in the preparation, pricing, marketing, negotiation, inspections, due diligence issues, contract questions, and closing.
No two homes should be marketed exactly the same way because no two properties present the same opportunities or challenges. An older home in Sedgefield may require a very different strategy from a luxury property in Weddington, a renovated home in SouthPark, or a Cotswold property whose land may be worth more than the house itself. The price range, condition, neighborhood, lot, buyer pool, timing, and competition all affect how I would approach the sale. That is why I begin by looking carefully at the property, understanding your goals, and deciding what strategy gives us the best opportunity to produce a strong result.
Some of the most important decisions happen before your home ever reaches the market. I will walk through the property with you and give you practical advice about what deserves attention and what probably does not, including clutter, cleaning, landscaping, repairs, cosmetic improvements, and obvious maintenance concerns. I do not believe sellers should spend money simply because someone can produce a long list of projects. My recommendations are based on whether I believe a change is likely to help the home sell more effectively, improve its presentation, or prevent a problem that could cost you later.
I prepare a detailed market analysis before recommending a listing price, but I do not expect my sellers to become real estate statisticians. My job is to study the comparable sales, current competition, pending activity, neighborhood trends, condition, buyer demand, and other relevant factors, then explain what that information means in plain English. I want you to understand where I believe the home fits in the market and why. Pricing is not a stand-alone decision; it needs to work together with the timing, presentation, marketing, and launch of the property.
I do not believe in simply entering a listing into the MLS and hoping buyers find it. Depending on the home and current market conditions, I may recommend a Coming Soon period, a coordinated start to showings, an open house, or other steps designed to create attention around the launch. The exact strategy will vary from one property to another, but the goal is to put the home in the strongest possible position when buyers first encounter it. Early market attention can be valuable because buyers notice new listings, and the first impression the market forms about a property can be difficult to recreate later.
Good marketing should help buyers understand why your home deserves their attention. Professional photography, online presentation, property descriptions, pricing, showing strategy, and the way the home's strongest features are presented should all support the same message. I focus on the characteristics that make the property different rather than relying on generic real estate language that could describe almost any home in Charlotte. Some properties stand out because of location, while others may have an unusual lot, a particular floor plan, strong schools, walkability, privacy, renovations, outdoor living, or redevelopment potential.
Getting an offer is not the end of the job. I evaluate the entire offer, not simply the purchase price, and help you understand the strengths and risks of the proposed terms before you make a decision. Once the property is under contract, I remain involved as inspection issues, due diligence negotiations, appraisal concerns, repair requests, closing questions, and other problems arise. After more than 20 years in real estate, I have seen transactions become complicated in ways neither side expected, and that is often when experienced representation matters most.

That local context matters when deciding how a property should be priced, positioned, and marketed. A strategy that makes sense for an older home near central Charlotte may be completely different from the right approach for a larger suburban property, a home on acreage, or a house with redevelopment potential. I believe the selling strategy should reflect the specific market the property is competing in rather than relying on broad Charlotte averages.
My approach is based on actual transactions rather than theory. In Sedgefield, I represented a home where I believed the opportunity was to create strong early demand rather than simply push the asking price as high as possible. The launch open house drew approximately 100 people, an offer arrived the next morning, and the home ultimately sold for $51,000 above the asking price. The strategy worked because the pricing, timing, presentation, and launch were designed to work together.
In Cotswold, the situation was completely different because an older property had greater value as a redevelopment opportunity than as a traditional resale home. Instead of marketing it like an ordinary house, I focused on the land and the buyers most likely to recognize that value, and the property ultimately sold for $730,000. Those two transactions required different approaches because they presented different opportunities. That is how I believe real estate representation should work.
